After sitting vacant for years, a long, narrow stretch of land along eastbound Route 70 in Cherry Hill is finally being transformed.
The former residential property just west of Old Orchard Road has been demolished, and site clearing is now underway to make way for a 64-unit affordable housing development.
Who’s Behind the Project?
The development is being led by VOADV Property Inc, operating as Lilly’s Place LP, part of Volunteers of America Delaware Valley—a nonprofit organization focused on affordable and supportive housing initiatives.
The 4.74-acre property was purchased earlier this year for $1.6 million. The Cherry Hill Zoning Board of Adjustment approved the major site plan in May, formally clearing the way for construction to begin.
What’s Being Built?
The project will include:
- 52 senior independent-living apartments
- 12 apartments designated for residents with supportive needs
All 64 units will count toward Cherry Hill Township’s affordable housing obligation, helping the township meet its state-mandated housing requirements.
In addition to the residential buildings, the developer has stated it will preserve healthy and mature trees where possible. As part of the landscaping plan, 117 replacement trees will be planted on the property.
Where Exactly Is It?
The property sits along one of Cherry Hill’s busiest corridors—Route 70—between St Bartholomew’s Episcopal Church and the First Korean United Methodist Church of Cherry Hill. It backs up to the Wexford Leas Swim Club and several homes on Highgate Lane.
This location offers close proximity to shopping, dining, medical offices, and easy access to I-295 and surrounding Camden County communities. The Old Orchard section of Cherry Hill is one of the township’s most established residential areas, known for its mid-century homes and strong neighborhood presence.
What’s Happening Now?
The existing structure on the property has been demolished, and land clearing has begun. With approvals in place and construction activity underway, the long-idle site is now officially moving forward.
As development continues, this project will bring new housing options to Cherry Hill—specifically for seniors and individuals in need of supportive housing—while reshaping a visible stretch of Route 70 that has remained unchanged for years.
