Andrea and Jeff were ready for a new chapter. They'd owned this charming Haddon Township home for 12 years, now ready to make some changes to their lives. They decided to sell this 4 bedroom, 2&1/2 bathroom home, free up their finances, before deciding on their next move.
And how did they find Pip? By attending the HT Pride Parade in Haddon Township! While cheering from the sidelines, they spotted a bright pink and blue float repping The JFKLiving Team—and there was Pip, front and center. They reached out to Pip in spring 2025, but forewarned him they weren't quite ready to hit the market; their plan was to downsize to an apartment after selling, meaning they needed to purge and declutter first.
After a full Seller Consultation, Pip realized he could work around his busy clients' timeline. His plan? Launch a Coming Soon teaser campaign to stir up buyer interest—before the home was even ready inside. He arranged for glamorous exterior twilight photos, aerial drone footage, and a sneak peek video that hinted at the charm waiting behind the front door. While the sellers prepped the interior, Pip was already building buzz. The result after this 7 Day Coming Soon period?
And that was just the warm up. Next came glossy Just Listed postcards to the neighborhood, targeted email blasts, and a listing video that wowed. By the time the doors opened, buyers were lining up. One open house. 110 attendees. 11 offers. The final sale? $610,000—$37,000 over asking. And they closed just three weeks later, resulting in these incredibly happy smiles (unfortunately Pip had to miss closing day... his assistant Sarah kindly Photoshopped him in!):

With exterior photos in hand, Pip launched a 7 day teaser campaign—emailing 3,400 buyers, sending postcards, and posting content that generated thousands of views before the home hit the market.
Once the home was fully prepped, Pip brought in the photographer for interior shots—capturing the warmth, charm, and character that would make the listing irresistible to buyers.
Part 4: Live On Market // August 7th
Once live, the home hit the ground running—thanks to the buzz built beforehand. Pip hosted one open house with 110 attendees, leading to 11 offers in just 5 days.
This home deserved an extra special listing video. To really capture everyone's attention (and hearts), listing agent Pip Haxby-Thompson introduced his 12 week old puppy, Reggie, to the camera. Reggie pottered his way through 1101 Belmont Ave, followed by top South Jersey real estate videographer Steve Edwards.
