Since the home was vacant, Pip recommended professional staging to elevate the property and help buyers emotionally connect with the space. While Leonard remained in Palm Beach, Pip project-managed the cleaner, staging team, photography, video, and launch schedule.

The home officially went live on March 26, 2026, listed at $785,000 (the same price it had been listed at before). Within 24 hours, the first over-asking offer arrived. Then more followed.

In total, 4 offers came in above asking price, culminating in Leonard accepting an incredible $815,000 offer on March 31. The winning buyer also agreed to informational-only inspections, a $30,000 appraisal waiver, paid their own buyer’s agent commission (reducing Leonard's overall costs), with a quick close.
