Rent or Sell the Little Yellow House?



When Stephanie first contacted JFKLiving's Pip Haxby-Thompson in February 2025, she wasn’t sure what direction to take. Her home—a historic gem built in 1850—was filled with love, character, and years of memories. She wanted to move, but should she sell? Rent it out to tenants? The idea of becoming a landlord for a 175 year old home felt overwhelming. She picked Pip's brain, leaned on his expertise.



Pip helped her talk through it all, with zero pressure. And after thinking it over, she decided just to sell up, so a new homeowner could begin their adventure in the little yellow house. She spent several months preparing 30 Locust Ave for sale, and by July 2025 she was ready.

A Story Worth Telling



Historic wide-plank floors. A romantic winding staircase. Sky-lit kitchen overlooking the verdant garden. It was, in every sense of the phrase, a "heart with walls". Pip knew this home deserved more than the usual MLS upload and open house flyer. So he launched a full campaign built around one goal: romance the market.



The week-long teaser Coming Soon campaign began with exterior photos that looked straight out of a storybook. Then came the postcards and door-hangers—over 500 of them sent locally. A two-part email strategy followed: one to 800 Deal of the Week subscribers, and another to 1,500 people actively searching for a home in/around Haddon Township. All of this even before the home went live.



And the listing video? It featured a trained actress reading a heartstring-tugging “Dear Diary”-style narrative Pip had written himself. The story resonated. People didn’t just like the house—they felt it. So much so, we had 50,000+ views on the social media content, and the seller netted $37,000 over the list price. (pic from closing day below!).

The 3 Step Strategy That Netted This Home $37k Over-Asking Price



After a thorough Consultation and Strategy Session with seller Stephanie, Pip's main focus was these 3 things to get as many eyeballs on the home as possible:

Part 1: 7 Day Coming Soon Campaign

We launched teaser emails, postcard drops, and strategic social posts without revealing the full listing—just enough to spark curiosity. By building suspense, buyers were primed and ready. When the listing hit, demand exploded. The result? A packed open house and multiple offers in days.

Part 2: Comprehensive Social Media Campaign

We shared around 8 videos in total—including a cinematic listing video featuring a trained actress—paired with ~10 carousel posts. We had about 60k views across all platforms. The storytelling resonated deeply, engaging casual scrollers the moment the listing went live.

Part 3: The Biggest Open House Ever

Instead of encouraging private showings, we funneled all buyer interest into one exclusive 2-hour open house. The result? Pure FOMO. With 150+ attendees and a line down the street, the energy was electric—and the competition fierce. This single event set the stage for multiple offers.
