First thing you need to know... this is not Tim's first rodeo. As a full-time house flipper in South Jersey with a staggering portfolio size, the man knows what he's doing when it comes to rehabbing, renovating and remodeling. Pair that with the housing market expertise of South Jersey Realtor Rob Garofalo, who helped Tim land an incredible profit on this home sale, and you have a power duo.
Tim's journey with 154 Briar Ct in Marlton begins in mid-November 2024, when for $225,000 he purchased this dated townhome with a goal to turn it around. With significant experience rehabbing properties, he understands that most buyers are looking for fresh, clean, modern aesthetics with quality finishes.
And so that's what he set out to do: he invested around $50,000 into the home, creating a dreamy kitchen, remodeling the two bathrooms and powder room with premium finishes, installing new flooring, coating the walls in a warm grey... the resulting property offered modern luxury and comfort. Not one to cut corners, Tim also updated the aging roof with a new one, meaning whoever bought the home would be spared that huge home-maintenance expense for many years to come; a unique selling point to set this townhome apart.
After 3 weeks of hard work, it was time for his realtor, Rob Garofalo, to take over. They discussed pricing: based on the new upgrades and comparing to the local market, they settled on listing it for $350,000.
Rob launched a Coming Soon campaign on December 2nd 2024 to tease the home on the market. The goal was to start gaining traction and attention (it worked; the home got 2k+ views on Zillow during this period). Next, Rob organized listing photography and professional videography. The video was showcased across multiple social media platforms (including YouTube, Instagram and Facebook), and was added to the MLS (which sends its feed out to site likes Zillow, Realtor.com). Rob doorhung and SlyBroadcasted the neighborhood, and two eBlasts were sent out to a database segment of 2,606 (specifically to people who were looking to buy in the Marlton area).
5 days later the home went LIVE on the market, with 2 open houses kicking off the first weekend it was active. They attracted 18 groups throughout (probably 30-40 people in total) and an incredible offer was received that weekend that Tim accepted immediately.
It was a no brainer; the offer was $25,000 over the list price, at $375,000, with no inspections and full appraisal gap coverage (meaning if the home under-appraised, the buyer would cover any gap in cash, so that the transaction could still go through even if the mortgage lender didn't agree on the offer amount!). The offer also proposed a super quick closing of just 23 days! Which suited Tim perfectly as a professional house-flipper who wanted to move onto his next property ASAP. The closing was smooth, taking place on New Year's Eve 2024, and Tim was over the moon with his incredible profit.
