The Bellmere Residences is a clear example of how private redevelopment can work with a town’s character instead of steamrolling it. Located at 30 Fern Avenue in Collingswood, this project takes a former church building and converts it into a refined residential community. No demolition. No oversized replacement. Just adaptive reuse that respects the existing structure while giving it a new purpose.

 

From Church to Residences, Without Losing the Bones

Instead of clearing the site, the Bellmere project retains the building’s original architectural presence and scale. The exterior still reads as part of the neighborhood, not an interruption to it.

Inside, the building is being transformed into spacious 1- and 2-bedroom residences designed for modern living. Layouts prioritize flow and comfort, with custom detailing, organic finishes, and large windows that bring in natural light. The result is a building that feels intentional rather than imported, which is not always a given with new residential development.

Location Is Doing a Lot of the Work

The Bellmere’s location is a big part of why this redevelopment makes sense. Fern Avenue sits just off Haddon Avenue, placing residents within walking distance of Collingswood’s dining scene, shops, parks, and year-round community events.

The PATCO Speedline is also close by, offering direct access into Philadelphia. That combination of walkability and transit access is exactly what keeps demand for Collingswood housing steady across different market cycles.

The Affordable Housing Component That Deserves Real Attention

Beyond the building’s design, one of the most important aspects of the Bellmere project is its inclusion of affordable housing. The development includes four affordable rental units designated for very-low, low, and moderate-income households.

The affordable housing program is administered by Triad Associates, which has been designated by the Borough of Collingswood to manage the application and lottery process. The unit mix includes:

  • Two moderate-income, two-bedroom units
  • One very-low-income, two-bedroom unit
  • One low-income, one-bedroom unit

Rental rates range approximately from $573 to $1,386 per month, depending on income tier and unit type. Preliminary applications must be submitted by February 9 2026 at 12pm, with lottery randomization scheduled for February 10 at 1pm.

This matters because access to high-opportunity communities only works if it’s real, not theoretical. Including affordable units within a high-quality, centrally located development helps broaden who can live in Collingswood, providing more accessibility in this highly coveted town.

What This Means for the Housing Market

From a housing market standpoint, developments like the Bellmere tend to be additive, not disruptive. They provide rental options for people who want Collingswood’s lifestyle without immediately entering the ownership market. That can reduce pressure on smaller single-family homes and entry-level inventory while reinforcing demand for the town overall.

Private developers don’t take on adaptive reuse projects casually. They are more complex, more expensive, and less forgiving than ground-up construction. Choosing this route signals confidence in long-term demand, pricing stability, and the durability of Collingswood as a place people want to live.

By preserving an existing building, introducing thoughtfully designed housing, and including affordable units within the same development, this project shows how private redevelopment can contribute positively without ruining the town's historic charm.
